Effective Realty is a real estate agency with an excellent work group and business relationships. We are located in San Juan, Puerto Rico, but we work in the metro, north and east areas of the island. We focus on the service for the sale, purchase and rental of properties.

We put our experience and knowledge at your disposal, we take market indicators into consideration and we seek the total satisfaction of our clients, maximizing their economic and personal benefit.

Ricardo Antonio Martinez Sarmiento
Hello, my name is Ricardo Martinez, and I pride myself on being an honest professional with a positive mindset. In my office, my top priority is to meet the needs and interests of my clients and colleagues. I've had the opportunity to play various roles in real estate - as a buyer, seller, investor, and realtor. I understand that real estate projects can be challenging, but that's exactly why I'm here: to lighten your load throughout the process with my expertise and knowledge. I offer skill, adaptability, and results.
I started in the industry in 2015 and, fortunately, I have a broad list of clients who, over time, have become friends. They know they can count on me for anything related to real estate. I enjoy learning and hope to never stop, as it keeps me up-to-date and enables me to provide top-quality service to my clients. Since 2017, I've been a member of the Realtor Association, which provides access to continuous education, a code of ethics, lessons in community support, and a voice in the real estate industry in Puerto Rico and the USA, with over 1.5 million members.
Through the Realtor Association, I have earned designations and certifications such as:
- SRS (Seller Representative Specialist),
- ABR (Accredited Buyer Representative),
- PSA (Pricing Strategy Advisor),
- SFR (Short Sale and Foreclosure Resource).
I served as one of the Directors of the Bayamón Board of Realtors from 2021 to 2024 and was the President of the Bayamón Board of Realtors in 2023.
